IT HAPPENS MORE OFTER THAN YOU’D THINK:

We get a listing and sell it right away. Does that make sellers happy? ALMOST NEVER!! Its like they think that the property is selling sooooo fast that it must be under-priced or something.

THINK AGAIN!

Once we get the property listed what happens? We talk to all our current customers who we think might be interested in the property. We tell them about a particular property first, often before we’ve even got the brochures done or a sign in the yard.

Who are these people anyhow?. THEY ARE REAL, LIVE BUYERS! PEOPLE WE’VE BEEN WORKING WITH! QUALIFIED AND READY TO BUY, NOW!!!!! We’ve already qualified them, shown them all the properties we’ve got, and they haven’t been able to find exactly what they are looking for. That’s one of the benefits of dealing with a full time broker. We’ve got this pool of buyers.

Once in a while, we’ll have a seller actually drag his or her feet, sometimes kill a deal for one reason or another. The last time it happened was on a home in town. We got a good offer on it the second day it was listed. The lady who owned it declined, wouldn’t even make a counter offer. The buyers raised their offer to the full listed price (they wanted the house real bad, that day). The lady who owned the property wouldn’t do the deal, said she thought the price we’d listed the home at was to be her net price after our commission and all closing expenses (not that way on the listing agreement). We had to go back to the buyers and raise the price. They were more that a little upset since they had come up to the full list price and were now being asked to pay even more. They declined the deal entirely. Two years later and the home is still on the market. We’ve lowered the price now twice. It’s several thousand dollars less than the original offer and still no other takers.

So remember, lots of times the first few people who look at a particular property are the best, most interested buyers around. If one of them makes a good offer give it lots of consideration, because you may not get another one for some time to come.
