LOCATION:
One half mile West of Bigelow, and 2 miles North on Hagar Drive. Property is on the East side of the
road. Main entrance is at the
lodge. Please check in with the Barnes
Realty office prior to inspecting the premises, out of consideration to the
owner.
PRICE AND TERMS:
$6,500/blind to be paid in advance for the season plus any pump
expense. The parties will execute a lease & indemnity agreement for each
season upon payment.
IMPROVEMENTS:
Duck Blinds:
South pit was new for the 2006 hunting season. The north blind is a pit also, and should accommodate 4 hunters
comfortably.
Grounds and Dirt Work:
Perimeter of the property is surrounded by levees. Entire parcel can be flooded. Water is
piped to the shooting areas of the north and south
blinds for spectacular late season hunting. Centrally, & directly east of the lodge, is another pit blind
& a central pool area. Each pool has it’s own water control
structure, all of which are new for the 2006 season. Additionally, each pool can be flooded independently with the control valves.
Water is supplied with a propane
driven engine, that is kept out of the weather, in a nice roomy pump house.
The pump is rated at approximately 2000 gpm and was replaced new prior
to the 2005 season. The south pool is where the owner does most of his fall
waterfowl hunting. No leases are
offered for the fall waterfowl season.
