LOCATION:
Northwest of the Refuge approximately 5 miles, the birds seem to relax
a little once they get out this far. Driving
directions, take 118 West of Bigelow to 111, then north to Holt 170. Holt 170 East 1 mile to Ember Road, then
south a half mile. 90 Acres of
waterfowl hunting lies on the west side of the road, and the 8 acres of Deer
Hunting lies on the East.
PRICE AND TERMS:
Priced at $2,250.00/acre for
a total of $220,500.00 (8
acres can be separated) Sounds cheap doesn’t it? This is cheap, even for WRP land in the
area. No typos here, this fellow is not
messing around.
There is an additional lodge property offered by the same owner, except it is
not to be sold without the duck lake selling first. Details of it will be posted soon, and will be linked here:
IMPROVEMENTS:
Pumping equipment consists of a New 4.5 John Deere Power unit purchased
in 2003, Gear Head was replaced new in 2007, and a 500 gallon fuel tank gets
them thru most of every waterfowl season without any down time. There is underground pipe ran to the South
Shooting area, approximately 650 Ft, and two blinds that are 16 ft Steel that
hunt 6 in each with room to spare.
Pumping frequency:
The owner states that on a normal year, they fill the 500 gallon tank
prior to the beginning of season. This
mechanical Diesel pump setup fills the whole property in approximately 3 days,
and from then out they only use the pump to keep open water to the south blind
in freezing conditions. If they do a
lot of hunting late season, there’ve been a few years they run short of diesel
on the last few hunts, but that’s more of a rare occurrence, than commonly the
case.
