VILLAGE
ORDINANCES: Big Lake is in a floodplain and therefore,
the Village has a floodplain management ordinance. This ordinance is
required by the Federal Flood Insurance Program. A floodplain
development permit shall be obtained for ALL proposed construction or other
development, including the placement of manufactured homes. No person,
firm, corporation, or unit of government shall initiate any development or
substantial improvement or cause the same to be done without first
obtaining a separate floodplain development permit for each structure or
other development. ALL new
construction MUST acquire a floodplain development permit BEFORE
construction begins.New
construction, mobile homes, relocation of cabins, & substantial
improvement (any construction costing more than 50% of fair market value)
must elevate to a minimum of one foot above base flood elevation.
Elevation required must be determined by a licensed surveyor and varies
significantly from one location of the Lake to the next. You must acquire
a floodplain development permit for all construction, even if you do not
wish to purchase flood insurance.
This
ordinance also requires that recreational vehicles placed on sites within
the Village a) be on the site for fewer than 180 consecutive days or be
fully licensed with a current license and ready for highway use, and is not
permanently attached, b) if the recreational vehicle is NOT a truck camper,
pop-up camper, motor home, and not legally licensed, you are to fill out
& sign a permit with the Village clerk stating that you move your
trailer every 180 days. These building permits & flood ordinances must
be obtained so that the Village will not lose their eligibility to remain
in the flood program and so that individual property owners may continue to
purchase flood insurance to protect their investment. For more information on these and other
