Big Lake Property

      Missouri Riverfront Property

Introduction to Big Lake:
Big Lake is an oxbow lake located in Northwest Missouri. It is halfway between Omaha, Nebraska and Kansas City, Missouri via Interstate 29. It offers approximately 625 acres of some of the best water skiing and boating you will find. For a Missouri Lake, this is one place that boating, fishing and water skiing all come at an unbeatable price!

The following is a list of what we are currently offering for sale. These are lakefront, and the landowner does enjoy "fee simple" title. These properties (like all of Big Lake.) lie in the flood plain. Flood insurance is available so lenders will loan in this area. Give us a call at 660-442-3177 if you have any questions.

It just doesn’t get any better than this…a BEAUTIFUL, SPACIOUS, LEVEL shady lot with sandy lake bottom, great water depth, and all on a dead end peaceful road surrounded by good neighbors!!  The lot is the equivalent of two lots as it measures just over 100’ of lake frontage and 180’ deep!  Includes a two-story home with a lake side upper deck, lake side all-season room, attached 1-car garage, detached 2-car garage, and a dog kennel.  The owner is currently remodeling the entire home after the 2010 flood and has priced the property in its current stage of construction but plans to continue working on the remodeling until it sells…and the price will have to fluctuate accordingly so the earlier you buy, the more you could save!

This is literally one of my favorite locations on the Lake!

Currently priced at a great buy of $145,000.00

VILLAGE ORDINANCES:  Big Lake is in a floodplain and therefore, the Village has a floodplain management ordinance. This ordinance is required by the Federal Flood Insurance Program. A floodplain development permit shall be obtained for ALL proposed construction or other development, including the placement of manufactured homes. No person, firm, corporation, or unit of government shall initiate any development or substantial improvement or cause the same to be done without first obtaining a separate floodplain development permit for each structure or other development. ALL new construction MUST acquire a floodplain development permit BEFORE construction begins. New construction, mobile homes, relocation of cabins, & substantial improvement (any construction costing more than 50% of fair market value) must elevate to a minimum of one foot above base flood elevation. Elevation required must be determined by a licensed surveyor and varies significantly from one location of the Lake to the next. You must acquire a floodplain development permit for all construction, even if you do not wish to purchase flood insurance.

This ordinance also requires that recreational vehicles placed on sites within the Village a) be on the site for fewer than 180 consecutive days or be fully licensed with a current license and ready for highway use, and is not permanently attached, b) if the recreational vehicle is NOT a truck camper, pop-up camper, motor home, and not legally licensed, you are to fill out & sign a permit with the Village clerk stating that you move your trailer every 180 days. These building permits & flood ordinances must be obtained so that the Village will not lose their eligibility to remain in the flood program and so that individual property owners may continue to purchase flood insurance to protect their investment. For more information on these and other ordinances that exist at Big Lake or to acquire a permit, contact Diane Phillips, Village Clerk, at 660-442-3566.

Big Lake Improvement Association has been chartered to organize property owners for the purpose of improving the Lake & the surrounding area. Membership is VOLUNTARY. To learn more about the Big Lake Improvement Association or to join contact President, Bruce Samuelson 660-442-5212 or to join contact Treasurer Deb Samuelson.

Big Lake Village Board is the governmental body originally established to solicit Missouri funding assistance in road improvement. The Village also establishes various ordinances designed to collect taxes, provide management of water supply, and coordinate fire department related agreements. Board members are elected by a vote of full time residents and serve a two-year term. Questions regarding the Village can be directed to the current Chairman, Mark Brandon at 660-442-3752 or Vice-Chairman, Tracy Huettner 660-442-3829.

Fishing & Wildlife Regulations, Missouri Department of Conservation: Contact Missouri Conservation Agent Jade Wright with inquiries at 660-442-4033.

Dust Control/Suppression:  Dust from the gravel road is no longer an issue with magnesium chloride!  Only takes 1-2 applications per summer to get a dust-free hard road surface.  Environmentally safe, does not stick or damage your car, odor free, & the cost runs around 61-65 cents per road foot (typically costs less for the second trip)!  Get your neighbors on board and you will have the same benefit as those living on the highway side without the negatives!!  Call MO Valley Ag, Rock Port, MO 660-744-5325 or Wally Riebesell 660-744-4115.

Missouri River Front FOR LEASE:

Rulo Nebraska Area: New for 2010

These properties lie just north of the Rulo Bridge on both sides of the Missouri River.

(See Descriptions Below)

Nebraska Side of River: Barnes Riverfront
Just north of Rulo, this ¾ mile of Riverfront area is for lease.  We are seeking a catchy-classy name, so email your suggestions to us.  If your suggestion is used, get $200 off your first years lease.  Each 60 ft wide leases for $2,250 annually.  If you need more room, side by side or two lots under one simultaneous lease it will be $4,000 for 2010.  Unlimited ATV, UTV & motorcycle riding in the wooded hill behind to all lessees!  (Indemnity provision is incorporated into lease).  Renewal clause provides for a 4% annual increase and there’s no interruption of use, or threat of sale.  Forward this information to your friends and relatives as the sooner this becomes economically feasible, the sooner we can explore the possibility of getting Electricity down there.  We’ll begin numbering the lots from the South since that’s where the entrance begins, so if you know which lot you want, let us know and we will get a lease draft back to you for review.  As weather permits we can meet out there and get the boundaries stakes and you can begin your enjoyment of the Missouri River.

Missouri Side of River: Barnes Riverfront
Same Lease & indemnity (all the same details as above), only the Unlimited riding may occur in the timber behind the first 150 ft strip of the 60 ft wide riverfront lots.  These are a little more secluded, & offer a nice protected area behind the Corps Rock Dikes on most of this area.  More shade and timber cover, and it may be a little closer to a hard surface road.
Again, forward this information to your friends and relatives, as the sooner this becomes economically feasible, the sooner we can explore the possibility of getting Electricity down there. We’ll begin numbering the lots from the South since that’s where the entrance begins, so if you know which lot you want, email me and I’ll get a lease draft back to you to review. As weather permits we can meet out there and get the boundaries staked and you can begin your enjoyment of the Missouri River!
