PRICE AND TERMS:
The farm is priced at $4,250 per acre for the 800 acres for a total price of $3,400,000.00

This property is currently combined with other lands at the Farm Service Agency.  The figures below are estimated based upon the percentages of cropland acres being sold.  The exact bases and acres will be determined by the FSA once the property is sold and the farm is
re-constituted.

IMPROVEMENTS:  Here is a partial list:

Home: The home on the property is the owners full time residence and it’s a nice one.  There are four bedrooms and two baths upstairs all are roomy and well lighted with lots of good visibility out the upper floor windows.  The main floor of the home has a large open living room-dining room with a wood burning fireplace, a large family room, a beautiful country kitchen with a walk out screened in porch on the south side, a nice compact office, and a large bathroom.  The laundry facilities are on the main floor and there is an attached two car garage.  The stair case from the mail floor to the second floor is beautiful solid walnut.  The roof was replaced in 2009.

Machine Shed: There is a 120 ft by 45 ft. machine shed on the property.  One bay is fully enclosed and has a concrete floor with a 14 ft overhead door with opener.  It’s set up for Wes’s shop.  The remainder of the building is used for machine storage.  It is 16 ft to the rafters and there are two large sliding doors.  The entire back side of the building has a floating concrete knee wall.  It has electricity and skylights throughout
Barn: The main cattle barn is 99 ft long and 50 ft wide.  It has lots and concrete alleyways and its set up for handling cattle (the cattle system is not included with the ranch.  Wes is taking this with him when he leaves.  It has electricity and skylights.
Bunk House: This 37 ft by 17 ft building was an old enclosed shed that the Petersons have remodeled into a unique guest house-hobby shop.  It has a concrete floor, good insulation, a bathroom, and lots of room.  Its used as a bunk house for the hunters that visit in the fall and Carolyn uses it as a quilting shop at various times during the year.
Grain Bin: There is a 10,500-15,000 bushel grain bin just west of the main machine shed.  It has Stirrators, a fan dryer, center withdrawal auger and a wall dump.
Stock sheds:  There is a 75 ft by 23 ft open stock shed, a 50 ft by 23 ft open stock shed, and several other outbuildings scattered across the  ranch.  These are conveniently located at various places around the ranch to serve the cattle production operations.  Photos of some of these buildings are attached.
Lake:
  Its last on the list, but its one of the nicer amenities on the farm:  Its man made but no one can remember the actual date of construction.  It consists of approximately 12 acres of water.  It’s the main source of livestock water and no one can remember of it never drying up.  Its set up to provide water to every pasture on the place and its been a trouble free operation from the beginning. It is approximately 21 ft deep in the middle.  The current owner tells me it’s loaded with fish and it’s a major stopover for migrating waterfowl in the spring and fall.
